Floors for a Working City
Shop and commercial floor epoxy is a large part of the work in a city like Dearborn. The auto industry is the largest employer here by far: the city's 2022 report lists its top employer at more than 43,000 workers, and a steel mill is also among the top five. Around those big employers are hundreds of smaller businesses: repair shops, parts and supply companies, warehouses, bakeries, restaurants and retail stores. Many of them have concrete floors that take a beating every day.
What commercial floors deal with
- Auto repair and body shops: oil, coolant, brake fluid, solvents, rolling jacks and lifts bolted to the slab.
- Warehouses and distribution space: pallet jacks, forklifts, carts and constant dust.
- Food businesses: kitchens and prep rooms that are washed daily and need a surface that can be kept clean.
- Retail back rooms and storage: stock carts, dropped boxes and cleaning chemicals.
- Private workshops and pole buildings: heavy tools, welding and machinery.
Why a thicker system
A garage floor coating is built for cars and foot traffic. A shop floor needs more. HomeAdvisor lists commercial and industrial 100% solids coatings at about $12 or more per square foot, and says commercial-grade coatings for high-traffic areas add 20% to 30% to a project. The extra money buys thickness and chemical resistance. We match the build to the load: a thicker epoxy body coat, a chemical-resistant topcoat, and texture where the floor gets wet or oily.
Prep on an old commercial slab
Commercial slabs in older parts of Dearborn and Downriver have often outlived several tenants. We find embedded oil, old line paint, tile adhesive, saw-cut trenches and patched holes where equipment was anchored. All of it has to be ground or repaired. Oil-soaked concrete may need several rounds of degreasing, or grinding deeper, before a coating will stick. Control joints in busy aisles are filled so cart wheels do not chip their edges.
Working around your business
We know most businesses cannot close for a week. We can coat a floor in sections, so part of the space stays open, or work evenings and weekends. Fast-curing products can shorten the downtime. The schedule, the sections and the return-to-service time for each area go into the written quote.
Safety and markings
We can add slip-resistant grit to wet or oily areas, coat a curb or cove base at the wall so spills stay on the floor, and paint lines for aisles, bays and walkways in the topcoat. If your insurer or landlord has floor requirements, bring them to the estimate and we will tell you which ones the system can meet.
Owner-operators and small spaces
Not every commercial job is large. We coat single-bay shops, detached workshops behind homes, food trucks' commissary floors and small storefronts. Pricing follows the size and prep, the same as a home garage.

Shop and Commercial Floor Epoxy Questions
How much does a commercial epoxy floor cost?
HomeAdvisor lists commercial and industrial 100% solids coatings at about $12 or more per square foot, and notes that commercial-grade coatings add 20% to 30% over standard systems. Old coatings, oil contamination and night or weekend work affect the total.
Can you coat a shop floor that has oil soaked into it?
Usually, with enough prep. We degrease and grind contaminated areas until the concrete is clean enough to bond. Heavily soaked spots may need to be cut out and patched. We check this at the estimate.
Do we have to close while the floor is done?
Often not completely. We can coat in sections and work evenings or weekends. Fast-cure products can bring each section back into use sooner.
Can a coating handle a car lift?
Yes, with the right thickness and prep. We coat around lift baseplates and can repair anchor areas. If a lift has to be moved or reanchored, that is planned with your equipment installer.
