From Nankin Township to Westland Floors
Westland is a large city, and epoxy flooring jobs here span several generations of homes. The 2020 census counted 39,633 housing units and 85,420 people in about 20.4 square miles. Before 1966 this was Nankin Township. After World War II, the Norwayne subdivision went up to house returning soldiers who worked at nearby factories, and it is still one of the oldest parts of the city.
How the city formed
In the 1960s, Livonia tried to annex the land where a shopping center was planned. The Westland Shopping Center opened in 1965, and on May 16, 1966, Nankin Township voters chose to form the City of Westland from the remaining territory. Homes kept going up in the decades after, so a Westland floor might be a Norwayne-era slab or something much newer.
Matching the floor to the house
| Home type | What we often find | Usual approach | |---|---|---| | Postwar Norwayne-area homes | Small detached garages, worn and patched concrete | Grind, repair cracks, flake coating | | Later subdivisions | Attached garages with smooth troweled slabs | Grind to open the surface, flake or polyaspartic | | Finished basements | Bare or painted floors under storage | Solid color or metallic epoxy | | Home shops | Oil stains and tool drops | Thicker shop-grade epoxy |
Smooth slabs need grinding too
Newer garages tend to have a dense, smooth finish. It looks good, but coatings do not grip a slick surface. We diamond grind every floor, new or old, so the coating has open concrete to bond to. On older slabs grinding also takes off paint and weak surface material.
Basements and rec rooms
Westland has plenty of finished and half-finished basements used as family rooms, gyms and storage. A metallic epoxy floor gives a rec room a polished look without carpet, and it cleans with a mop. For laundry and storage areas a solid color coat is simpler and costs less. We take a moisture reading first in every basement.
Winters in a Westland garage
Michigan winters bring salt and slush into every garage, and a two-car garage in Westland may get four sets of wet tires a day. Bare concrete soaks up the brine, and over time the surface pits near the door. A flake coating with a clear topcoat keeps the salt on top, where you can push it out with a squeegee. We grind and repair the worn area by the door with extra care because it takes the most abuse.
The install, step by step
1. Move items out and protect the walls. 2. Diamond grind the slab and vacuum it clean. 3. Fill cracks, chips and pits, then grind the repairs flush. 4. Lay the base coat and broadcast flake, or pour the metallic layer. 5. Scrape and vacuum loose flake, then apply the topcoat. 6. Wait out the cure time listed on your quote before driving on it.
Owners and renters
Census estimates put Westland's owner-occupied rate at about 61%, with an average of 2.30 people per household. That means a good mix of owner-occupied homes and rentals. Owners tend to want flake or metallic finishes for how they live. Landlords tend to want a durable, easy-clean floor that saves time between tenants. We quote both.

Westland Questions
My Westland garage floor is fairly new. Does it still need grinding?
Yes. New concrete is often troweled very smooth, and a coating will not bond well to that. Grinding opens the surface so the base coat can soak in and grip. It also removes any curing compound or sealer left from the original pour.
Is metallic epoxy a good choice for a basement?
It can be, as long as the slab is dry. We take a moisture reading first. If the basement has a history of water, we may suggest a moisture-tolerant primer under the coating, or a simpler finish.
How long does a Westland garage take?
Most one- and two-car garages take one to two days of work, depending on how much repair the slab needs and which system you choose. Cure time before parking is listed on the written quote and depends on the product and the temperature that day.
