Postwar Floors in a City Built in Two Halves

Dearborn Heights is younger than its neighbor, and that shows up when we quote epoxy flooring here. The city was incorporated in 1960 from two separate, non-touching sections of the old Dearborn Township, plus a strip of land from Inkster. Its housing came mostly in the boom years around that date. Survey data puts the median home at 1958, with 46.3% built in the 1950s and another 19.5% in the 1960s.

What a 1950s or 1960s slab is like

Houses from this era are mostly single-story ranches and brick bungalows on regular lots. About 86.8% of the city's housing is single-family detached. Garages are a mix of detached and attached, and many basements are full basements with a floor drain and a laundry corner.

The good news is that these slabs are usually thicker and more even than the prewar floors closer to the Rouge Plant. The common problems are:

  • Paint or a store-bought kit coating applied twenty years ago and now peeling in the tire paths.
  • Shrinkage cracks that run from corner to corner across a garage.
  • Pitting in the first few feet inside the garage door from decades of salt.
  • A basement floor patched where a bathroom or laundry drain was added later.

All four are routine. We grind away the old coating, fill and grind the cracks flat, and build the new system on top.

North end, south end

The city sits across two watersheds. The northern part drains to the Rouge River. The southern part is in the North Branch of the Ecorse Creek watershed, and the area around the Ecorse is subject to flooding. If your house is on the south side and the basement has taken water, we want to know when and how deep. It tells us how long the slab may hold moisture and whether it needs a moisture-tolerant primer under the coating.

How the work runs

A typical two-car garage here takes one to two days. Day one is grinding, crack filling and the base coat with flake. The topcoat goes on once the base is ready, and then the floor cures. Basements take about as long, plus time to move stored things out of the way, which you can do or we can plan around. We sweep and vacuum as we grind, and the dust collection runs the whole time, so the rest of the house stays clean. Before we leave, we walk the floor with you and go over when it can take foot traffic, furniture and the car.

Picking a system for a Heights home

  • Two-car garage, daily driver: flake broadcast into a base coat, with a polyaspartic topcoat for salt and hot tires.
  • Basement laundry and storage: a solid-color coating that brightens the room and wipes clean.
  • Basement rec room: a metallic epoxy if the moisture test passes, or a light flake if it is borderline.
  • Cracked or heaved spots: concrete crack and floor repair first, as its own line on the quote.

With about 70.5% of homes owner-occupied, most of the people who call us here plan to stay. We price for a floor meant to last, with full grinding and a proper topcoat, rather than a quick skim coat.

Dearborn Heights Questions

We are on the south side near Ecorse Creek. Is a coated basement floor a bad idea?

Not if the slab is dry when we coat it. A resin floor has no seams or padding to hold water, so it cleans up faster than carpet or tile after a wet event. We take a moisture reading first. If it is high we use a moisture-tolerant primer or recommend waiting.

Our garage has a peeling kit coating from years ago. Do you have to remove all of it?

Yes. A new coating is only as strong as what is under it, and an old kit coating that is lifting in spots will keep lifting. Diamond grinding takes it down to clean concrete across the whole floor.

Is fall too late to coat a garage in Dearborn Heights?

Not usually. Polyaspartic topcoats cure in cooler temperatures than standard epoxy, so October and early November installs are common. We check the slab temperature on the day and move the date if it is too cold to cure properly.
