Floors in a City Built for Rouge Plant Workers
Melvindale began in the early 1920s as Oakwood Heights, a settlement designed to house workers from the nearby Ford River Rouge Plant, and the epoxy flooring jobs we see here still reflect that start. The city is small, about 2.75 square miles, and its houses are old. The median home was built in 1950, and 35.1% of the housing dates from the 1940s alone.
Melvindale took its name from Melvin Wilkinson, one of the original developers. Part of Oakwood Heights went to Detroit in 1922, and the rest became a village and then, in 1933, a city.
The rail yard and the two sides of town
Norfolk Southern's Oakwood Yard divides Melvindale into a northwest side and a southeast side, and a Canadian National line forms the western boundary. It is a dense place: 12,851 people in 2020, an increase of 19.9% over 2010 and the city's first population gain since 1970. A growing population in old housing means a lot of homes changing hands or being fixed up for new tenants.
Owner or landlord, the slab is the same
About 60.8% of Melvindale homes are owner-occupied, so close to four in ten are rentals. We hear from both groups, and they ask for different things.
- Owners tend to want a flake garage floor or a bright basement that finally feels like part of the house.
- Landlords usually want a basement floor that does not hold odors, cleans fast between tenants and does not need new carpet every few years. A solid-color epoxy fits that well.
Either way, the prep is the same on a 1940s floor. Expect some crack repair, removal of old paint and attention to pitted spots near drains and doors.
Concrete repair comes up a lot here
Seventy-five-year-old concrete has usually settled. In Melvindale we often fill hairline and wider cracks, rebuild chipped edges at the garage apron and level low spots where water has stood. Some floors only need repair and a clear sealer, and we will say so. If a crack is wide, keeps growing or one side sits higher than the other, that is a structural question and we tell you before quoting any coating.
Small spaces, real numbers
Melvindale's houses are compact, and so are many of the floors. A small basement or a one-car garage keeps material costs down. Prep is the part that changes most from house to house, because an older slab may need more grinding and patching than a newer one. We list the grinding, each repair and every coat on the written quote, so an owner or landlord can see exactly what the job includes. If only part of the basement needs coating, such as the laundry area, we can quote that section alone.
Garages on older lots
Many garages here are detached one-car buildings set behind the house. They are a good size for a single-day polyaspartic flake floor. Polyaspartic cures fast and in cooler weather, so a small garage can often be back in use the next day. Call (313) 217-4617 and we will come measure.

Melvindale Questions
I rent out a Melvindale house. What basement floor holds up best between tenants?
A solid-color epoxy over a ground, repaired slab. It has no seams, does not trap smells and can be mopped with a disinfectant. If the basement has ever had water, we test for moisture first and may use a moisture-tolerant primer.
Can a cracked 1940s garage floor still be coated?
Usually. Cracks are filled and ground flat before coating. If the slab has heaved or a crack keeps widening, coating it would only hide the problem, so we will tell you it needs concrete work first.
Can you coat just part of a basement?
Yes. Many owners coat only the laundry area or a storage room. We stop the coating at a clean, straight edge or a wall and quote the section on its own.
